An accurate property valuation reduces the risk of paying over the odds when purchasing property and may help you understand where improvements can be made. Thinking of getting some work done? A market valuation is an estimate of a property’s true value in the current market. Although it highlights urgent defects, it does not offer recommendations or estimates for repairs.

HMRC require this valuation whenever there is a sale of a property asset. It ensures that you do not pay too little or too much tax following the property’s disposal.

When the owner of a property dies, the beneficiary and/or executor is required to provide a valuation to the Valuation Office, whose preference is a RICS valuation, to determine whether any tax is payable. This was formerly known as a probate valuation and is now called IHT.

Leases are a depreciating asset and it gets difficult to sell or remortgage a property when the lease falls below 75-80 years. Extending the lease is therefore a simple way to protect the value of your property. Current legislation enables leases to be extended and the purchase of the freehold by qualifying lessees, known as enfranchisement. RM Surveyors can help you exercise your right to extend the lease or buy the freehold by advising on the premium payable in compliance with legislation.
