No one wants unexpected and costly surprises: that’s why, alongside the nuts and bolts of the survey, I always ensure your questions are answered thoroughly and give you expert guidance you can trust – whether you’re a homebuyer, investor-developer or work for a housing association. All surveys and reports include:

  • A visual inspection.

  • A clear and easy to understand ‘Traffic Light’ system to rate individual elements of the property and highlight areas of concern.

  • A section of advice for your solicitor. 

  • Marked-up photos showing defects and problems. 

  • A free Zoom meeting or phone call to discuss the property in around two working days of the property inspection.

WHAT’S INCLUDED?

RICS Home Survey – Level 2: survey or survey & valuation (formerly RICS Homebuyers Survey report) is an intermediate level of service for clients seeking a more in-depth professional opinion. 

Suitable for a broader range of conventionally built properties, including flats, houses or bungalows built from standard building materials. 

Can be a stand-alone survey or a survey & valuation, which includes advice on the accuracy of the purchase price, enabling you to decide whether to buy the property now or renegotiate. 

The most cost-effective choice for the majority of purchasers.

Assesses the general condition of the main elements of a property.  

Includes a more extensive visual inspection of the building, its services and grounds.

Concealed areas normally opened or used by the occupiers are inspected, if it is safe to do so (such as roof spaces, basements and cellars).

An objective report describing the condition of the different elements and assessing the relative importance of defects and problems.

Includes advice about repairs and any ongoing maintenance issues.

Where conclusions are unable to be made with reasonable confidence, recommendations for further investigation will be made.

WHAT’S INCLUDED?

RICS Home Survey - Level 3 (formerly RICS Building Survey) is a highly detailed assessment of the property.

Suitable for any domestic residential property in any condition, including older properties and properties in poor condition.  

Includes advice on energy efficiency. 

An extensive visual inspection of the building, its services and grounds.

An objective report describing the form of construction and materials used for different parts of the property. 

Concealed areas normally opened or used by the occupiers are inspected, if safe to do so (such as roof spaces, basements and cellars).

Where possible, services are observed in normal operation – i.e. they are switched on or off and/ or operated. 

Describes the building condition and assesses the relative importance of defects and problems.

Proposes the most probable cause(s) of the defects based on the inspection.

Outlines the likely scope of any appropriate remedial work and explains the likely consequences of non-repair. 

Makes general recommendations about the priority and likely timescale for necessary work, and where requested, an indication of likely costs.  

Describes the identifiable risk of potential or hidden defects in areas not inspected. 

Where conclusions are unable to be made with reasonable confidence, recommendations for further investigation will be made.
